To demolish and reconstruct or re-modernize? Often this dilemma is present in the choices of administrations, owners and professionals, who, from time to time, have to evaluate how to intervene on an existing building that needs to be adjusted. The answer is not distinctive, every case makes history for itself, however, the choice to re-modernize, for various reasons that are explained in this text, is often considered the most correct and the most convenient for the individual and for the community. The issue of re-modernizing is matched by the concept of reuse and extension of useful life and confirms its relevance in the theories of environmental sustainability. Theories that consider not only the principles of reducing operating costs but also the principle of reducing the ecological footprint, thus evaluating all the resources needed for the entire life of the building. The text is composed of two parts. The first part deals with the issue of re-modernizing, by including this topic within the contemporary debate. In this first part we will discuss the topics relating to the consistency of the existing heritage, duration, sustainability and retrofitting. The building heritage we will consider is dated between the 1950s and 1980s, which, more than any other, needs to be adapted to the current pressing energy requirements. The second part deals with the case study of a 1970s building in Rome, which was the object of a redevelopment project. The Ghella Office. This building, on the one hand, represents an unicum, as happens for each project, with its history, its specific requirements that target the redevelopment project; and, on the other hand, is an example of an overall retrofit strategy broken down in all its different aspects. The case study allowed a descriptive approach from the detailed to the overall process. The account of the specific interventions carried out on the building were the starting point for extending the case's specific treatment to the general standards of intervention, by addressing the problems, alternatives, and difficulties that each choice has involved. This way, we wanted to combine the account of a real experience with a more general discussion, without having the claim to be exhaustive in respect to the technical solutions that could be adopted, but trying to understand the logic from the project to the realization; pointing out each time, the backstage of aspirations, constraints, and creativity that are the basis of being an architect.

Demolire e ricostruire o riqualificare? Spesso questo dilemma è presente nelle scelte delle amministrazioni, dei proprietari e dei professionisti che di volta in volta devono valutare come intervenire su un edificio esistente che necessita di essere adeguato. La risposta non è univoca, ogni caso fa storia a se, ma la scelta della riqualificazione può essere considerata spesso la più corretta e la più conveniente per il singolo e per la collettività. Il tema della riqualificazione si sposa con il concetto di riuso e di estensione della vita utile e trova conferma della sua attualità nelle teorie della sostenibilità ambientale. Teorie che considerano validi non solo i principi di riduzione dei consumi operativi ma anche il principio di riduzione dell'impronta ecologica, valutando dunque tutte le risorse necessarie per l'intera vita dell'edificio. Il testo è composto di due parti. La prima parte tratta del tema della riqualificazione inserendo l'argomento all'interno del dibattito contemporaneo. Sono trattati in questa prima parte i temi relativi alla consistenza del patrimonio esistente, la durata, la sostenibilità, il retrofit. Il patrimonio edilizio considerato è quello datato tra il 1950 e il 1980 che più di ogni altro necessita di essere adeguato agli stringenti requisiti energetici attuali. La seconda parte affronta il caso di studio di un edificio degli anni '70 a Roma oggetto di un progetto di riqualificazione. Gli Uffici Ghella. Questo edificio da una parte rappresenta un unicum come accade per ogni progetto, con la sua storia, le sue esigenze specifiche che indirizzano il progetto di riqualificazione, dall'altra parte è una esemplificazione di una strategia complessiva di retrofit declinata in tutti i suoi aspetti. La trattazione del caso di studio ha consentito di avere un approccio descrittivo dal particolare al generale. Il racconto degli interventi specifici attuati sull'edificio è stato lo spunto per estendere la trattazione dal caso specifico al caso generale affrontando le problematiche, le alternative, le difficoltà che ogni scelta ha comportato. In questo modo si è voluto unire al racconto di una esperienza reale una trattazione più generale, senza avere la pretesa di essere esaustivi rispetto alle soluzioni tecniche attuabili, ma cercando di comprendere nel racconto l'iter dal progetto alla realizzazione, evidenziando di volta in volta il retroscena di aspirazioni, vincoli, e creatività che è alla base del fare architettura.
