In times of crisis of real estate sector and stop of urban growth, urban planning policies have the opportunity and the task of reviving the historical centres. Due to their (historical) function of territorial presence in key socio-economic and environmental, the historical centres can and must play a decisive role in the rebalancing of the territory, reversing the trends (almost also historical) to urban concentration and metropolisation and reactivating the local economies.Two additional factors of evolution in the practice of urban recovery can usefully contribute to this overall goal: the “modulation of the protection”and the new technologies. 11The new technologies of digital communication, the ability to “move”data and information instead of people, more and more clean energy thanks to renewable sources, constitute a renewed opportunity to live and inhabit the smaller towns. So if on one hand it is important to protect these realities within the cultural landscape they are inserted, on the other they may be reconsidered in smart key, identifying possibilities for revitalization and sustainable regeneration.

In tempi di crisi del settore immobiliare e arresto della crescita urbana, le politiche urbanistiche hanno l’opportunità e il compito di rivitalizzare i centri storici. Grazie alla loro (storica) funzione di presidio territoriale in chiave socioeconomica e ambientale,i centri storici possono e devono giocare un ruolo decisivo nel riequilibrio del territorio, invertendo le tendenze (ormai già storiche) alla concentrazione urbana e metropolitana e riattivando le economie locali.Due fattori aggiuntivi di evoluzione nelle pratiche del recupero urbanistico posso agevolmente contribuire a raggiungere questo obiettivo: la “modulazione della tutela”e le nuove tecnologie.Le nuove tecnologie delle comunicazioni digitali, la possibilità di “spostare”dati e informazioni invece della gente, energia sempre più pulita grazie alle fonti rinnovabili, costituiscono una rinnovata opportunità per vivere e abitare nei centri storici minori.Così, se da un lato è importante proteggere queste realtà nell’ambito del paesaggio culturale in cui sono inseriti, dall’altro possiamo ripensarli in chiave smart, identificando le possibilità di rivitalizzazione e di rigenerazione sostenibile
